Plymouth Distress Sales 2008 - 14.5% of All Home Sales
There is lots of news about distress sales in the media lately. In some parts of the country distress sales are currently representing 30-40% of the transaction activity.
In Plymouth, MN for 2008, distress sales have represented 14.5% of all closed residential transactions - 76 out of 525 total as of August 24, 2008 and based upon my methodology below. (I run a custom search in the “Agent Remarks” field in order to pick up various terms. It’s by no means perfect, but it’s quite good. Once in a while I pick up what we call in the business, a “normal” seller).

Plymouth Distress Sales - 66 Properties Out of 572 For Sale
There are currently 66 distress sales in Plymouth right now. That’s 11.5% of the total inventory for sale.
The MLS started allowing agents to check a box on the MLS if the property is in foreclosure or is lender owned. I know there are many who have signed up to receive listings on Edina Realty.com, Coldwell Banker.com and Re/Max.com etc. If you are, you are getting an extremely limited view of the distress sales available in the market.
For example, I ran a search this morning on EdinaRealty.com and came up with 19 properties for sale in Plymouth, MN that are in foreclosure or are lender owned. My custom search turned up 66!

Plymouth, MN Home Supply Stands at 2 Years for Homes over $700,000
There are presently 50 homes for sale in Plymouth, MN that are listed at $700,000 or higher.
During each of the past two years, 8 homes were sold over $700,000 during the first four months of the year (Jan. 1st through April 30th- 2007 Sales and 2008 Sales for this period). So, for the past two years, the market has been absorbing about 2 of these homes in this category per month. With 50 homes for sale, that means the months supply is 25 for homes priced over $700,000.
The other factor here is that Lennar is now a player in this market segment more so than they have been in the past. During the first four months of 2007, only one Lennar home showed up in the sales with their Taryn Hills development near Vicksburg and County Road 47/Hackamore. During the same period in 2008, two showed up. They WILL have a bigger impact on share of homes sold in this segment for the next couple of years and that means there will be an even bigger impact on individual homeowners who are trying to sell their $700,000+ home in Plymouth - competition is very, very steep.

Plymouth Sales Volume Down 15% YTD Through February
According to the Minneapolis Area Association of Realtors, the City of Plymouth is off 15% in overall real estate sales volume so far YTD for 2008. I came up with some different numbers than they did, but I won’t publish those until I hear back from the association.

10% of Plymouth, MN Homes For Sale Distressed?
I run a customized MLS search looking for what I would flag as “distressed” housing for investment purposes. I can search for agent comments in the MLS by using the following string of terms:
*short sale*,*bank*,*REO*,*corporate own*,*3rd party*,*approval*,*foreclosure*,*pre foreclosure*,*preforeclosure*,*pre-foreclosure*,*as is*,*as-is*
Today there are 491 properties for sale in the City of Plymouth. 52 of them came up in my “distressed” search which means that fully 10% of the homes for sale could be considered distressed. Many of these properties are indeed on the lower end of the market. The distribution of homes for sale based upon my “distressed” search are as follows:
0-$100,000 3
$100,000 - $200,000: 17
$200,000 - $300,000: 16
$300,000 - $400,000: 10
$400,000 - $500,000: 5
$500,000 - $600,000 1
CDOM or Cumulative Days on Market for these homes is 113 days and the average asking price is $254,234. The lowest price “distressed” property is $82,500 and the highest is $549,900.
Generally speaking, the public does not have the ability to search for these kinds of properties. Only agents can do these specialized word searches as those comments are not sent to public web sites. The ability to be able to do highly customized searches like this within the MLS is only one of many reasons why you should strongly consider working with a professional real estate agent if you’re thinking of buying.
Pricing pressure will continue in the market as more and more of these “distressed” properties come up for sale. I’ll comment in a future post about the role the banks are playing in the market and the detrimental effect they are having across the metro.
Elm Creek Development in Plymouth, MN Withdrawn - 1700+ Units
As reported in the Lakeshore Weekly News, Erickson Retirement Communities withdrew their proposal to build over 1,700 units where the Elm Creek golf course currently exists on Highway 55 in western Plymouth. It appears the developers will regroup and likely approach the City of Plymouth at a later date with a new plan. Click here for the location of the Elm Creek golf course.
The City of Plymouth has seen a few senior housing projects developed recently including the 400+ unit development by Trillium Woods as well as Vicksburg Crossing located at Highway 55 and Vicksburg near Lowe’s.
